Housing loan for non‑residents – citizens of Bosnia and Herzegovina employed abroad

  • A unique offer for citizens of Bosnia and Herzegovina with permanent or temporary residence in BiH, who are employed abroad on an indefinite basis for a total of at least 12 consecutive months, with employment contracts provided for each employer.

Example of total costs borne by the client and included in the APR calculation for a loan amount of EUR 100,000 with a repayment period of 15 years amounts to EUR 39.466,58 (equivalent to BAM  77.189,92) in the territory of FBiH and BD, and EUR 39.191,40 (equivalent to BAM 76.651,72) in the territory of RS. Loans are approved in EUR currency.

*The Effective interest rate (EIR)  reflects all loan costs, including regular and intercalary interest calculated on a loan amount of EUR 100,000 and the maximum repayment period for the presented category, for clients holding a current/payment/foreign currency account at UniCredit Bank d.d., with disbursement and annuity on the first day of the month. The EIR includes the loan processing fee, the loan account maintenance fee**, and the costs of other collateral instruments (bills of exchange BAM 10 (EUR 5.11), administrative ban/ pledge consent notarization BAM 9.36 (EUR 4.79), mandatory documentation costs BAM 85 (EUR 43.46), property valuation cost BAM 365 (EUR 186,62), notary services BAM 526.50 (EUR 269.20), mortgage registration cost BAM 600 (EUR 306.78), and property insurance premium of BAM 50 (EUR 25.56) on an annual basis), as well as the additional cost of obtaining a foreign CRK certificate of EUR 11 (BAM 21.51).

**In dealings with clients in the territory of Republika Srpska, the loan account maintenance fee is not calculated or charged.
